Belle Meade is located at the signalized intersection of Highway 421 and Silva Terra Drive, 1.2 miles north of the intersection of Highways 421 and 132 (Monkey Junction) in New Hanover County. Belle Meade Centre consists of 12.5-acres of land zoned CD-B1 and is approved for 154,000 square feet of retail and office space. Current road frontage on Highway 421 is 515 feet, but when combined with the 9-acre future development tract B (not currently under option with Atlantis Holdings), the potential road frontage approaches 990 feet and the approved square footage exceeds 290,000. The site plan includes 18 commercial buildings. No wetlands exist.

A Traffic Impact Analysis completed in 2005 showed potential visits to the site to be 11,000 with an additional internal capture of 800 visits per day (i.e. trips from adjoining neighborhoods, not utilizing highways). 2006 New Hanover County real estate taxes for the 34 acres currently owned by Atlantis Holdings were approximately $10,000; however a reassessment of property values is currently underway with an expected significant jump in taxes for 2007. Belle Meade Centre and its adjoining properties are not subject to city taxes.

The adjacent 6.2-acre independent living site is approved for 116 units. The 13.5-acre Belle Meade Common residential site consists of a 34-lot patio home subdivision.

Roads

Belle Meade is located at a signalized intersection along Carolina Beach Road (Highway 421), one of the few major traffic thoroughfares in the county and the only one that remains underutilized. Currently, daily car count exceeds 28,000 and is expected to increase with continued growth in the surrounding area. The site provides optimal interconnectivity by linking Carolina Beach Road to South College Road (Highway 132), another major artery in the county, via Pine Hollow Drive extension. Additionally, Sikes Drive provides communities along Saint Andrews Drive convenient access to Belle Meade.

The site offers easy access to downtown Wilmington, Wilmington’s International Airport, New Hanover Regional Medical Center, Carolina Beach and UNC Wilmington. The anticipated construction of the Skyway Bridge off of River Road and Independence Drive in 2010 will provide the southern portion of the county a direct link to Brunswick County and is just a few short miles away.top

Storm Drainage

Storm water drainage from Belle Meade Centre will be directed to a regional storm water retention pond located next to Saint Andrews Drive. The comprehensive design of the site will allow the runoff from the entire 290,000 square feet of Areas A and B (see map) to be fully accommodated. The detention pond for the independent living is approved and constructed and the pond for Belle Meade is already permitted and approved. Construction is underway. top
